Meadow Farm — Meadow Farm is set within the quiet village of Hickling just a few minutes from the coast of Sea Palling & Waxham and Norfolk's world famous broads.

Nestled in the countryside, close to the village with its shop and two inns serving food, this is the perfect location to explore the best of Norfolk with its amazing coastline and its famous Norfolk Broads.
The barns, each boasting character, are over 200 years old, yet offer contemporary open-plan living, and are well-equipped and furnished to provide excellent comfort.
These well-appointed adjoining barns each enjoy privacy, their own enclosed garden with seating furniture, and private parking. The holiday properties are situated in a separate area of the owner’s grounds, which also has a small, members-only, Registered Caravan Club site for five caravans, on the property’s meadow.
Close by is Hickling Broad, with a nature reserve that links to the Norfolk Broad’s unique topography of reed-lined waterways, famous for their good coarse fishing, boating, and rich variety of wildlife, especially waterfowl. Also 3 miles drive away, are the glorious sandy beaches of Sea Palling and Waxham, often visited by seals.

Yes, all bedrooms have their own bathroom. The Cartlodge is the only Barn with both a shower and a bathtub and all Bathrooms have showers.

We are open from Easter weekend (usually end of March/Start of April) then close at the end of October. In addition, we open for Christmas and New Year. If you are looking for something outside of this, give us a call.

Yes, there is parking for all Barns, (2 cars for The Boatshed and The Hayloft, and 1 car each for The Dairy and The Cartlodge) If you have additional cars, we have more space on the grass paddock at the end of our driveway - just let us know if you need more spaces.
Yes, we love dogs, and have one of our own. We welcome up to 2 well behaved dogs per Barn and provide a doggy pack with blankets, towels, bowls and some treats!
We can provide crates if needed, but suggest taking your furry friends with you when you go out, we recommend lots of dog friendly activities on our ‘Friends of Meadow Farm’ section on this website.
All Barns are dog friendly, so if you are booking without a dog and have a severe allergy to dogs, please take this into consideration before coming to stay
Yes, we provide a mixture of treats, tea (mint/breakfast), coffee, jug of milk, beers and fizz. Check out our instagram page to see some examples! If you have any dietary requirements let us know.
If you have a dog and have added them to your booking, a dog pack is also provided, and has blankets, bowls towels and treats
In addition to linen and bathroom towels/mats, we also have hot tub towels, bath robes and sliders. In the bathroom you will find hair / bodywash, air freshener, bathroom cleaner, non slip mat, and toilet paper. The kitchens are stocked with crockery cutlery, knife/scissor block, various types of glass ware (wine/short glasses) cooking pans, baking trays, kitchen paper, cling film, tin foil, bottle opener, hand soap, tea towels, washing up liquid, sponges, dishwasher tabs, dustpan/brush, hoover.
Each barn has a full length mirror and hair dryers in each bedroom. If something is missing- let us know! we hope we have thought of everything.
Our kitchens have fridge/freezer, microwave, electric oven, dishwasher, coffee machine, toaster and there are smart TVs in lounge and bedrooms.
Each Barn has central heating. In the summer months we have mini air con units if needed, please ask.
Yes, we have Tassimo machines. Pods are provided on arrival, if you need more, let us know
Yes, all Barns have wi-fi. We have the fastest connection available to us in the area, and is good for surfing, light touch email, and watching TV
Some network providers have better coverage to the area than others, however when you are here, set up the wi-if on your phone and switch to internet calling while you are in the Barn. We also do this in the house and works really well for us!
At Tesco Stalham, about 7 mins drive. We are unable to offer on site charging at this time

There is a laundry room located in a separate building and is shared by all Barns. The code to access is included in the welcome pack and non-bio detergent is provided. In the Laundry room you will also find an iron, a ironing board and washing line/stand.
Yes, please see the ‘Friends of Meadow Farm’ page. Please book pubs and restaurants in advance, our local pub ‘The Greyhound’ is very popular and gets extremely busy, so please book ahead
Yes, The day will be fixed depending on the Barn you are staying in, just let us know if you would like us to provide you with fresh towels/sheets, a hoover and mop service or change the linen for you.

Yes we do, its located on the paddock at the end of the drive. There is a hose attachment and shampoo, just don’t forget your towel!
